Caddick Completes Transformation Of Rose Wharf in Leeds
Caddick has officially completed its extensive refurbishment of Rose Wharf, a Grade II listed building near Leeds Dock.
The Yorkshire-based property specialist first redeveloped the former flax mill in 1996, and has once again transformed the building, in collaboration with commercial interior design firm, Design Tonic.
The seven-storey building boasts a range of fully-furnished suites overlooking the riverside and traditional workspaces ranging from 400 to 35,000 sq ft. Through its sensitive regeneration, the historic building has been reimagined as a vibrant workplace destination that blends industrial heritage with contemporary design.
Since the refurbishment began in autumn 2024, Caddick has confirmed several new lettings. Local independent coffee shop Rabbit Hole Coffee is now operating from the lower-ground space, while Design Tonic and longstanding tenant Curtins have both agreed leases on upper-floor commercial suites.
Most recently, Caddick has welcomed Dowes Investments, M&E consultancy firm, Ridings, and Fundi Commercial Finance Ltd to its growing tenant community.
Redeveloped with sustainability in mind, Rose Wharf features PV panels, air source heat pumps and extensive EV charging. Active travel will also be encouraged through a cycle storage hub, changing facilities and showers. Tenants also benefit from a riverside business lounge, bookable meeting rooms and an outdoor terrace overlooking the River Aire.

The remaining available space is being marketed by Fox Lloyd Jones and Carter Towler.
