Food manufacturer Greencore has signed a 15-year lease at Broad Gate with a 10-year break.
Broad Gate, a 300,000 sq ft mixed-use development, comprises Grade A office space and a suite of penthouse offices, together with four prime retail units.
The lease is one of the most significant office deals in Leeds over the past year, with Greencore taking 40,000 sq ft at Broad Gate in the heart of the city. Knight Frank represented Greencore, while Colliers acted on behalf of the landlord.

Eamon Fox, partner and head of Knight Frank’s Leeds office, commented: "Greencore’s decision to open an office in Leeds is a powerful vote of confidence in the city’s energy, ambition, and potential. Leeds is a place where talent thrives, ideas accelerate and businesses can truly take flight.
“By choosing Leeds, Greencore isn’t just expanding its footprint; it’s becoming part of a vibrant community that’s shaping the future of the UK economy.
“This move will bring hundreds of highly talented people to work, live, contribute, and enjoy our vibrant city. This level of investment is a genuine catalyst for growth, socially, economically, and culturally.
Mr Fox added: “This is a timely reminder that together, we have a duty to create new opportunities, inspire innovation, and drive meaningful growth for the city we call home and the business alike."
Stephen Kelly, Partner at HKIP and Asset Manager at Broad Gate, added: “This letting to Greencore is a significant endorsement of Broad Gate and reflects the continued investment we have made to enhance the building’s offer.
“We are committed to providing best-in-class space that meets the evolving needs of occupiers, and Greencore’s decision highlights the strength of Leeds as a major UK business location.”
Roddy Morrison, director in the National Offices team at Colliers, commented: “This transaction represents one of the most significant office lettings in Leeds over the past year and underlines the continued demand for high-quality, well-located space. Broad Gate continues to attract leading occupiers, and this deal further reinforces its position as one of the city’s premier office destinations.”
Greencore’s move was a decision underpinned by significant on-going investment in Broad Gate, including a new reception and roof terrace, positioning the building perfectly with the expectations of office occupiers today.
As a consequence, Broad Gate is now one of the finest office developments in Yorkshire. The excellent location, overlooking The Headrow, has all the benefits of the city centre on its doorstep.
Alex Eshelby, Head of Transformation Projects at Greencore, said: “Broad Gate already gives us a fantastic base in Leeds, and this investment reflects our long-term commitment on making it even better for our colleagues - creating a space that brings people together, supports teamwork and helps strengthen connections across the business.”
The recent transformation of this historic building has provided a unique opportunity to take up some of the most remarkable space in the city centre. Other high-quality occupiers in this prestigious building include the Yorkshire Building Society, Orega, Colliers, Ramboll, Emovis, Hays Recruitment and Kaplan.
Eamon Fox added: “Broad Gate offers a high-quality, modern workspace in a prime city centre location, with excellent amenities and a professional environment that supports the wellbeing and growth of all its occupiers and fosters collaboration and efficiency.”
Broad Gate was formerly the home of Lewis’s, the first department store in Leeds, which was built in 1932, and then Allders.
